Introducing a centre for innovation and creativity a full city block in size, in the heart of Waterloo Region. Originally constructed in the early 1900′s as a rubber manufacturing facility, the buildings are now being transformed into a unique, urban office environment, known as The Breithaupt Block.

The quality of construction, materials used and the unique features of the original buildings have provided a great canvas for The Breithaupt Block which will attract creative-minded companies who take pride in their premises decisions as a key tool for recruitment and retention of talented employees.

The complex will feature two courtyards which tenants will be able to access as recreational and creative spaces. On-site parking is available.

Building A

  • Mechanical: all new high efficiency heating and cooling system throughout.
  • Electrical: large electrical capacity of 16 watts / SF.
  • Communications: multiple cable, telephone and fibre providers will be available within building. Wifi access throughout all buildings and courtyards.
  • Fire Protection: Building is sprinklered and will be monitored by a fire alarm system.
  • Walls: brick, new windows and curtain walls in combination shall form part of the overall exterior wall system. Interior walls will be insulated and finished with drywall.
  • Ceilings: exposed concrete and steel structure with heights of approximately 17` high.
  • Floors: existing concrete floors.
  • Lobby: New lobby shall be constructed on the north side of the building facing Breithaupt St.
  • Courtyards: Employees shall have access to the amenity courtyard within the project.
  • Parking: on-site parking is available as well as numerous nearby off-site parking options.
  • Transit: the project is situated adjacent to current transit lines as well as the future LRT route. VIA rail and GO Transit service is located within 2 blocks of the site. The future Regional transportation hub will be located immediately to the south of the project.

Buildings C-G

  • Fire Protection: Building is sprinklered and will be monitored by a fire alarm system.
  • Windows: all new large, operable windows throughout
  • Ceilings: mix of exposed and sandblasted timber frame as well concrete construction. Ceiling heights range from 12′ to over 20′
  • Walls: Perimeter walls are sandblasted brick.
  • Floors: Will beĀ levelledĀ using a specialized concrete mix including sound attenuation mat.
  • Lobby: Access will be through an all new glass lobby, and all floors will be served by two new high speed elevators.
  • Courtyards: The building will have two courtyards, one will serve as the main entry and will have quality finishes including a water feature and the 2nd, will be a passive, private courtyard that will serve as a great amenity for employees.
  • Parking: on-site parking is available as well as numerous nearby off-site parking options.
